Pete Lugo

Principal Designer

Pete Lugo brings over 30 years of design experience to the studio, where his focus is on creating modern homes that are timeless, soulful, and inseparable from the experience of daily life. After earning his Bachelor of Architecture degree from Woodbury University in 1991, Pete honed his craft at respected Los Angeles offices including Butler-Forbes-Jubany and the international practice of Agilil+Graham, before establishing his own practice devoted to residential design.

His design philosophy draws from the ideals of California Modernism: clarity of form, openness of space, and the seamless flow between inside and outside. Pete believes architecture must dissolve walls, invite light, and extend structure into comfort—where minimalism carries warmth, and proportion and restraint give elegance to everyday living.

Each of his homes is conceived as an environment that frames light, nurtures connection, and balances vision with craft. Rooted in the principles of modernism yet deeply personal in expression, Pete's work continues the California tradition of bringing architecture into the home as a luminous, lived experience.

Lynn Lugo

Interior Designer

Lynn Lugo brings over 25 years of experience in design, beginning with her own fashion label and extending into interiors, furnishings, and styling. Her background in fashion honed a sensitivity to proportion, material, and detail—qualities she now carries into the architectural realm. With a degree in Communications from California State University, Fullerton, Lynn pairs her design sensibility with an instinct for understanding people and the spaces they inhabit.

Her work within the studio is an extension of California Modernism: interiors that continue the clarity of form and openness of architecture, while layering in warmth, tactility, and human presence. She believes a home is most successful when structure flows into comfort, and when the furnishings and textures resonate with the same restraint and elegance as the architecture itself.

Through her eye for styling and her ability to synthesize client desires with design intent, Lynn ensures that each project is not only cohesive and modern, but also deeply livable—modernism made personal.

Every home begins with a story: Your Story.
Here's how we turn that story into a home:

  1. 01

    Listen to Your Story

    We begin with a conversation, not a floor plan. We want to understand:

    • How you move through your day
    • When you wake and when you rest
    • Who starts the day first—and why
    • The rituals, habits, and small moments that matter most

    These details become the foundation of everything that follows.

  2. 02

    Define the Program

    Next, we gather what we call “the program.” Yes, it includes:

    • Room counts
    • Square footage
    • Functional needs

    But more importantly, it asks: What spaces do you naturally gravitate toward? Where do you connect, recharge, or spend time as a family? The goal is a home that reflects your rhythms, not just a list of rooms.

  3. 03

    Study the Land

    Then we turn to the site itself. We carefully study:

    • Sun orientation and natural light
    • Slope, grade, and topography
    • Existing trees, views, and rock formations

    Instead of placing a house on a lot, we design a home that belongs to the land—rooted in its character and context.

  4. 04

    Weave Emotion and Practicality

    This process is both deeply personal and highly considered.

    Lynn plays a central role in the listening and discovery stages, bringing intuition, empathy, and a refined sensitivity to what makes a house feel like home. Together, we make sure:

    • Everyday practical needs are met
    • Emotional, sensory, and relational aspects of “home” are honored

    It's about how the home feels as much as how it functions.

    Invite You to Dream

    Once we understand you and your site, we invite you to dream without limits:

    • How do you want your home to feel when you walk in the door?
    • What experiences do you want it to hold over time?

    We explore possibilities openly—then guide you toward what's both inspiring and achievable.
